Site Rates and Cancellation/Refund policy

 CAREFREE SITE RATES 

Payments accepted by check or credit card

ANNUAL:
Regular Sites – $3,900 plus electric & tax
Premium Sites – $4,900 plus electric & tax 

MONTHLY:

$850.00 plus electric & tax (for peak season, Nov. 1 – April 31st )  
** Summer Rates may vary based on availability

DAILY & WEEKLY:

Subject to availability, please contact the office for information
Dog Charge: $10.00 per month

Deposits, Cancellation and Change Policy

By using a credit card for a deposit or payment, you agree to the following: if I used a credit card for a deposit, guarantee or payment, I authorize Carefree Manor Resort to charge any expenses incurred during my stay to that credit card. 
Daily/Weekly Stays
  • Your credit card will be charged a deposit of one night rate. Any remaining balance is due prior to arrival.
Extended Stays
  • For all stays of one month or longer, a maximum deposit of $850 is required at the time of reservation. Balance due upon arrival.
Cancellations & Refunds
  • To cancel or change reservation you must call (480) 982-4008 (texts and emails are not acceptable)
  • No refunds will be issued for early check-out.
Daily Reservations
  • We allow refunds for cancellations up to 2 days prior to your arrival minus a $10.00 processing fee.
  • For cancellations received less than the required notice period prior to arrival, your deposit will be forfeited up to one night rate.
Monthly Reservations
  • To cancel or change a monthly reservation, you must call at least 30 days prior to your arrival date to receive your deposit refund, minus $25.00 cancellation fee or your entire refund will be forfeited.
Long Term Reservations
  • For long-term reservations (30 days or longer), we allow refunds for cancellations up to 60 days prior to your arrival date. you must call at least 60 days prior to your arrival date to receive your deposit refund, minus $25.00 cancellation fee or your entire refund will be forfeited.
Exceptions
  • The only exception is a death or documented major family medical emergency, which will entitle the guest to full refund of the deposit if the cancellation is made prior to check-in. Refunds for death or extended hospitalization will be reviewed on an individual basis.
Pet Policy
Pet Policy: Most dogs are welcome for a monthly fee of $10 per dog. (Agressive breeds not allowed)
